The Plan
Designed with 60% Open space to welcome and engage the community.
The 5-Acre Site is a transformative partnership between Park City Municipal, GTS, and Brinshore Development to create a vibrant, local-centric, and art-focused mixed-use neighborhood in the heart of Bonanza Park. Designed to serve the people who live and work here, the project will deliver a thoughtful blend of affordable and market-rate housing, neighborhood-serving retail, arts and cultural spaces, and public gathering areas – all connected through a highly walkable, bike-friendly network. Shaped by extensive community input, the 5-Acre Site is designed to support year-round livability and a more resilient local economy.

While partnerships have changed over time, the project is designed to include an art pavilion, artist studios, artistic playscapes, small amphitheater, and events that celebrate Park City's creative identity, encourage community gathering, and create an active year-round destination.

Open space is one of the defining features of the Bonanza 5-Acre Site.
The project utilizes less than half of the site's allowable buildable area while preserving nearly two acres of publicly accessible community gathering area.

Refinement
A plan refined through input.
The Bonanza Park Small Area Plan was developed through an extensive public engagement process involving more than 1,500 community members through community meetings, stakeholder roundtables, and surveys. The Plan established a vision for Bonanza Park as a neighborhood where Parkites gather to shop, dine, create, and experience local arts and culture. It further envisions a more walkable, connected, livable, and inclusive community that serves current and future community members of all ages. The Bonanza 5-Acre Site Project advances many of the key goals identified in the adopted Small Area Plan, including creating a mixed-use, locally focused, pedestrian-friendly, inclusive, green, and culturally vibrant neighborhood.
